Project Overview

During Jan 2024 Jupiter Construction successfully completed a 31-week project that required a new nursery provision to replace the old dilapidated modular building that had reached the end of its working life, it was a live school environment with full occupation of the existing building – The build had to occur at the same time as the original building was in use by the school.

Segregation and Safeguarding were key factors – Enhanced DBS checking and flowing through to the Subcontractors includes the child barred lists.

JCT Design and build project – the client approached the tender process with outline and through a successful design competitive tender, inherited the clients outline design and then worked collaboratively with the client to meet their needs whilst meeting all of the required regulations.

Key Activities

  1. Demolish existing outbuilding and clear site and set out
  2. Excavate down to foundation level, prepare and cast ground bearing slab
  3. Construct a retaining wall to rear elevation including
  4. Construct a traditional building fabric build taking into account new regs Part L relating to thermal efficiency, this also affected the windows that raised a challenge for the team.
  5. Construct a split pitch roof structure using engineered timber I joists
  6. Form internal layout after floor screeding leading to M&E first fix at the same time as the build was mate waterproof (weather was a benefit here due to summer work)
  7. Plastering, suspended ceiling and internal fit out alongside second fixes.
  8. Decorations and internal welfare installations
  9. Externally we had drainage and grading areas to level from a hard and soft landscaping perspective, including final tarmacking.

Client Overview

Kirklees Council is the local authority providing most local government services for the metropolitan borough of Kirklees in West Yorkshire, England.

Challenges and Scope

On excavation a coal patch was found backing up the need for the Installation of a radon gas membrane was part of the building

Retaining wall – As this was being built it became evident that due to the amount of rain/ground-water Tanking was required sooner than originally envisaged in part due to third party works in the area and inclement weather to better mitigate the issue.

The Team

The team involved in this project were very experienced from Contracts Management to Quantity Surveyor, Site Management and Health and Safety support, this extended to a robustly managed team of sub-contractors, Jupiter Construction prides itself on a reliable and suitably competent supply chain with a solid Pre-Construction phase built into all projects.  The challenges presented meant that communication was key throughout and the client was kept informed every step of the way.

Successes

Jupiter Construction achieved success for the client, delivering a timely project completion whilst adhering to budgetary constraints, all despite very inclement weather, supplier issues and in the usual Jupiter fashion the project was managed as efficiently as possible to ensure a seamless delivery of the core project aims and extra tasks as they presented themselves, all finished to the high standard that the Jupiter Construction team have become known for and of course to the clients satisfaction.Top of Form
