The scope of works comprised the change of use and full internal refurbishment of an existing building to create 15 residential apartments. CAT A strip-out works were undertaken to the first and second floors, followed by the full fit-out to deliver 15 one-bedroom, single-occupancy apartments, including associated circulation spaces and external works.
Jupiter Construction managed the project from initial strip-out through to final finishes and handover, ensuring a coordinated approach across multiple trades and work phases.

Programme Coordination and Phasing
A key challenge on this project was managing a complex programme across multiple floors, with overlapping trades and clearly defined milestones. Careful sequencing was required to ensure that first and second floor works progressed efficiently without delays.
Jupiter Construction maintained strict programme control through detailed planning, regular site coordination meetings, and proactive management of subcontractors to ensure each phase was delivered on time.
Working Above Live Commercial Premises
A significant challenge on the project was carrying out extensive construction and refurbishment works above occupied commercial units which remained operational throughout the programme. Careful coordination was required to minimise disruption to tenants, maintain safe access routes, and control noise, dust, and vibration levels during the works.
Jupiter Construction implemented strict site management procedures, including controlled delivery schedules, phased working areas, and enhanced protection measures to ensure the safety and continued operation of the businesses below while maintaining progress on programme.
Multi-Trade Integration
The project required close coordination between various trades including electrical, plumbing, joinery, and finishing teams. Ensuring smooth integration, particularly during second fix stages and finishing works, was critical to maintaining quality and programme.
External and Structural Adaptations
Works to the external fabric, including installation of new windows, cladding, and alterations to existing openings, required careful planning alongside scaffold management and access constraints. Additional elements such as the new fire escape and AOV (automatic opening ventilation) installations added further complexity.
