Project Overview

The scope of works comprised a comprehensive internal strip-out of the historic Grade II listed Estate Buildings in the heart of Huddersfield on behalf of Kirklees Council. Jupiter Construction was responsible for the safe removal of internal elements, services, and selected structural components, preparing the building for future redevelopment while carefully working within the constraints of a listed heritage asset.

Works included extensive strip-out activities across all areas of the building, alongside structural alterations, asbestos removal, and targeted repair works. The project required a flexible approach to accommodate ongoing investigations and additional instructed works throughout the programme.

Scope of Works

  • Full internal strip-out including partitions, finishes, and fixtures
  • Removal of mechanical and electrical services
  • Asbestos removal, including additional works to basement and staircase areas
  • Structural alterations including lintel replacements and installation of flitch beams
  • Opening up works to floors, walls, and compartment lines for investigation and variation
  • Removal of lifts, oil tanks, fireplaces, and redundant structural elements
  • Timber and damp remediation works
  • Drainage surveys and associated external works
  • Pest control, fire stopping, and drainage repair allowances
  • Testing, commissioning, and final clean prior to handover

Key Challenges

Working Within a Historic Grade II Listed Building

Delivering strip-out works within a Grade II listed building in a prominent town centre location required careful planning and close attention to preserving the existing structure and historic features. All works had to be carried out sensitively to avoid damage to retained elements while maintaining compliance with heritage requirements.

Jupiter Construction implemented controlled working methods and detailed supervision throughout the project to ensure the building’s historic character was protected during demolition and structural alteration activities.

Evolving Scope and Additional Works

A major challenge on this project was the evolving scope, with numerous additional instructions issued throughout the programme. These included further structural alterations, asbestos removal, and floor and wall investigations.

Jupiter Construction maintained flexibility and clear communication with the client to incorporate these changes without significantly impacting overall programme delivery.

Structural and Investigative Works

Extensive opening-up works were required to assess existing conditions, leading to structural variations such as lintel replacements, flitch beam installation, and floor reconstruction. These works required careful sequencing and temporary support to ensure safety and stability at all times.

Compliance and Safety Management

The presence of asbestos, along with complex strip-out and demolition activities, required strict adherence to health and safety regulations. Detailed planning, controlled removal processes, and continuous monitoring ensured a safe working environment throughout the project.
