Project Overview

Jupiter Construction was appointed following a competitive tender to deliver a significant two-part redevelopment scheme for Linkage Community Trust at Weelsby Hall, Grimsby. The project comprised the refurbishment of the former Estate Office and the construction of a new Small Animal Care Unit, delivered concurrently in collaboration with Richard Morris Associates.

The Estate Office refurbishment was funded by The National Lottery Heritage Fund and the Ørsted East Coast Community Fund, while the Small Animal Care Unit was supported by the Karten Network and The Wolfson Foundation. Both facilities were designed to enhance learning and community provision, requiring careful programme management and a coordinated approach to working within a heritage environment.

Estate Office Refurbishment

Key Challenges

Structural and Design Changes

Both buildings required mid-project engineering adjustments — including the redesign of the foundations and unexpected lintel lifting in the Estate Office. Jupiter Construction worked collaboratively with the design team and stakeholders to develop solutions that maintained progress while minimising disruption and cost impact.

Heritage Sensitivity

The Estate Office required heritage-appropriate methods, including lime plastering and carefully managed internal repairs. Protecting the building fabric while modernising services demanded a skilled and considered approach.

Programme Coordination Across Two Concurrent Workstreams

Delivering a refurbishment and new build simultaneously on a live operational site required strict sequencing, proactive communication and clear risk management. Procore was utilised to manage documentation, quality checks and information flow.

Successes

Jupiter Construction delivered a high-quality scheme that significantly improves both student learning environments and community facility provision for Linkage Community Trust. Through strong communication, timely decision-making and effective value engineering, the team successfully navigated design changes and heritage sensitivities while maintaining programme alignment.
