During summer 2023 Jupiter Construction successfully completed a 30-week project (this includes a 13-week extension of time) that required structural works to a pair of staircases, initially a straightforward and modest job that led to a number of client variations which in turn led to the extension of time – The client bolted on a number of “extras” that were accommodated. The contract fell under the Kirklees Home and Neighbourhood Property Services Sub-Contract terms and conditions.
Kirklees Council is the local authority providing most local government services for the metropolitan borough of Kirklees in West Yorkshire, England.
The works themselves whilst starting out as staircases 1&2 led on to a wider range of activities including, Groundworks (excavation, foundations and slab) external walls including new masonry/blockwork, lintels and render. Steelwork, pre-cast stairs and landings, roofing and fibre optic duct installation. The extras were many and varied and ad-hoc in nature from small repairs to masonry works. These were all accommodated.
A key challenge leading to significant planning and control was the installation of the pre-cast stairs and landings which required a crane lift and road closure leading to traffic diversions and management.
The team involved in this project were very experienced from Contracts Management to Quantity Surveyor, Site Management and Health and Safety support, this extended to a robustly managed team of sub-contractors, Jupiter Construction prides itself on a reliable and suitably competent supply chain with a solid Pre-Construction phase built into all projects. The additional works requested by the client meant that the team had to make sure that the program of works was amended and reflected each and every change and that the H&S impact of all matters were accounted for.
Jupiter Construction achieved success for the client, delivering a timely project completion whilst adhering to budgetary constraints, all despite the fact that the client collaboratively requested additional jobs as the project progressed, each and every request was met with a Jupiter smile and was factored in as efficiently as possible to ensure a seamless delivery of the core project aims and extra tasks as presented, all finished to the high standard that the Jupiter Construction team have become known for and of course to the clients satisfaction.
